Access Statement


Chelston Dene is a Victorian Villa built in 1883 which has been converted to contain 8 self catering units. 5 units are on the first floor, one at street level and 2 at garden level. We have tried to provide as much information here as possible but please call us if you have any queries. There is a level 2 fire alarm covering all areas of the house. We look forward to welcoming you to Chelston Dene.

• There are scaled floor plans of each apartment on our website.
• The back of the garden is approx 150 yards from Torquay Rail station, but up an incline.
• We offer a luggage/guest pick-up from the station upon arrival by prior arrangement.
• Torquay town/harbour is a 5 minute drive or 30 minute walk away.
• There is a shop mobility service in both Torquay and Paignton.
• Local taxi services provide wheelchair accessible facilities; please call if booking is required.
• A local bus passes the front door of the house. Other busses are a short walk away.

Arrival & Car Parking Facilities

• We have enough car park space for one car per apartment.
• Apartment 5 has a designated space next to the front door.
• Our phone number is displayed in the car park.
• There is outside lighting in the front car park at night and also around the outside of the building.
• Help unloading can be given if needed.
• We welcome assistance dogs under the same conditions as other dogs.

Main Entrance, Reception & Ticketing Area

• There are 2 steps into the front porch of 6cm & 13cm.
• From the porch into the entrance hall the step is 8cm.
• Apartment 5 is at this level. Apartments 6 is on the mezzanine floor and accessed only by the main internal staircase of 16 stairs. 7, 8, 9 & 10 are on the 1st floor, another 4 stairs.
• Access to apartments 1 & 4 is via a steep slope from the lower car park and 2 broad garden steps (20cm high) or from the front of the house down 7 wide but slopping steps (20cm high) with a hand rail.
• The step into apartment 4 is 26cm high.
• The threshold to apartment 1 is 20cm high.
• The main entrance hall has conservatory seating and a public payphone.
• Wheelchairs and child buggies can be left here as long as they do not obstruct any access routes.
• Colour contrast between door frames and walls in the hall are good.
• 24 hour emergency lighting is in operation in all communal areas.

Public Areas - Hall, Stairs, Landing, Corridors etc

• The main entrance hall has conservatory seating and a public payphone.

• The hall and stairs are carpeted.
• Due to the size, age and layout of the building there are no lifts.
• Wheelchairs and buggies can be left in the hall as long as they do not block access routes etc.

Public Areas - Sitting room, lounges, lobbies etc

• All apartments are level except apartment 5 which has two steps (10cm & 14cm) to the kitchen and shower room. There is a grab rail to assist.
• All apartments have teletext TV's.
• Almost all lounge areas have cream walls and white doorframes, doors and skirtings.
• Each apartment has a Hideaway wall bed which is designed to be raised during the day to maximize space in the apartment.


• Our coin operated guest laundry is opposite apartment 4 at garden level.
• Operating instructions can be printed in larger text if required.
• Help with operating the machines will be given on request.

Bedrooms & Sleeping Areas

• Each apartment has a Hideaway wall bed which is designed to be raised during the day to maximize space in the apartment. There is a reasonable space at the sides of these beds when down.
• Apartments 1, 5, 6 & 9 have additional separate bedrooms with twin divan beds (Single only in apartment 9). These bedrooms are compact and space limited.
• Apartment 5 has orthopaedic mattresses on the single beds.

Bathroom, Shower-room & WC [Ensuite or Shared]

• All apartments have ensuite shower rooms with wash basin & toilet and a step in shower.
• All the shower rooms are compact and not wheelchair accessible.
• They all have vinyl floor coverings.
• Apartment 5 has a grab handle in the shower and next to the toilet.
• Apartment 5 has lever taps on the basin. All other apartments have twist tap heads.
• The showers are electric. Apartment 5 is thermostatic.
• A toilet raiser can be borrowed on request and also a shower perch (apartment 5 only).

Self-Catering Kitchen

• All the kitchen areas are compact and floor coverings are vinyl with mats next to outside doors.
• A regular electric cooker and under counter fridge (with freezer compartment) are provided in each apartment.
• Apartment 5 has lever taps (all others are twist tap heads).
• All kitchen areas have natural light and good artificial lighting.
• Cookware is stored in under counter cupboards, cutlery in a drawer and crockery in wall cupboards.
• Some microwaves are on brackets at eye level.
• Most apartments have cordless kettles.

Grounds and Gardens

• The garden is accessed as described for apartments 1 & 4.
• Some of the paths around the house are uneven.
• Most of the garden is sloping (some quite steep).
• There is a children’s play area with climbing frame, swings and playhouse on a gently sloping area and a badminton net on the flat section.
• Chairs, tables and a bench are provided for guests.

Additional Information

• Chelston Dene has a strict no smoking policy in the house and grounds.
• We have certificates for Welcome Host, Welcome Host Plus, Welcome All & Welcome Line.
• Service dogs are welcome. (Must comply with normal 'dog' booking conditions).
• We have access to the internet to enable information to be sourced for access to events and attractions for guests with specific disabilities.
• Mobile phone reception is good and we have a payphone for guests use.
• As we live in the house we are available at lot of the time to help with problems.
• We have a toilet raiser, shower perch (Apt 5), wheelchair and 3 wheel walker which can be loaned on request.
